While the legal proceedings come several years after the period in question, we are taking the matter seriously and are working closely with legal counsel to address it responsibly and appropriately.

Our Japan and Australia businesses, which operate as separate businesses, have also maintained full regulatory compliance across all markets.

  • All accommodation listings are prominently and consistently labelled with a minimum stay requirement of three (3) consecutive months, in line with regulations set by Singapore’s Urban Redevelopment Authority (URA).
  • Our booking system has long been configured to enforce this requirement—the calendar defaults to a three-month stay and prevents bookings shorter than 90 days, ensuring compliance is maintained throughout the reservation process.
  • Our AI-powered chatbot has also been designed to pre-screen user enquiries by verifying intended stay durations. Only enquiries that meet the three (3) consecutive months minimum are allowed to proceed, providing an additional layer of regulatory alignment.

 1. Mount Emily Park

You may think this park is located along the Southern Ridges, where Mount Faber is, but it’s not. Mount Emily Park is tucked away on Upper Wilkie Road, between the Istana and Little India. It’s a bit of a climb to the top of the park, but the incline isn’t that steep at all. Plus, there’s a children’s playground and a fitness station too.

Around this quiet park, you can spot some older mansions, a reminder of the area’s past affluence. Another reminder is the facade of the entrance of the previous Mount Emily Swimming Pool—the first public pool in Singapore that opened in January 1931. In its heyday, around 150,000 swimmers used the pool in 1951, and its popularity continued well into the 1970s.

Despite being near Little India MRT station and the hip cafes of Selegie, it’s well hidden from sight. So the park doesn’t get a lot of visitors, except for the nearby residents. If you’re ever near the neighbourhood, this is the perfect place to catch your breath, where you can take a stroll underneath the wisened heritage trees around the park.

How to get there:

From Little India MRT Interchange, leave from Exit A and find your way to Selegie Road. Turn right into Mackenzie Road, and then turn left to Niven Road. Then, turn right into Mount Emily Road and walk up the hill. Mount Emily Park will be at the end of the road to your left.

The Ulu Pandan Park Connector derives its name from the Ulu Pandan River, where it flows westwards towards Pandan River. And this is how it got its name, “Ulu” means upstream in Malay, whereas “Pandan” refers to all the screwpine trees that lines the riverbanks.

This park connector stretches from Commonwealth Avenue West to Pandan Reservoir. Or, you can take it all the way to Bukit Batok Park Connector. Along the way, there are plenty of wildlife to spot, especially if you like bird watching. The Red-Capped Woodpeckers, Kingfishers, and the White Egrets often dart into the canal for a drink or a catch. If you’re lucky, you can catch sight of the elegant Grey Heron wading in the shallow water for fish.

Later in the year, between March and April and between August and September, you can find the Tecoma trees in wild blossoms, dotting the path with pink flowers and petals. Then it’ll all be suffused by the sweet aromas of Purple Millettias and the brilliant yellows of the Yellow Asokas too.

5. Katong Park

Katong Park is one of Singapore’s first landmarks. It is where Fort Tanjong Katong once stood, one of the oldest military forts built by the formal British Colonial Government of Singapore. Completed in 1879, it was built to help defend against Russian invaders.

Its next lease of life was as a bathing pagar. the government then built Singapore’s first public sea swimming enclosure in 1931 to serve the new residential developments at Katong. During then, it even had a bandstand, along with changing rooms, a cafe, and a playground. Vendors along Meyer Road would sell food to the visitors too.

But, alas, land reclamation works along Singapore’s east coast began in 1966. The park began to lose popularity. By the time the East Coast Parkway was constructed, many structures in the park had to be demolished.

Today, even if the old buildings from its seaside days are gone, the main pedestrian paths run through the park remain. In fact, you can still see part of the remains of Fort Tanjong Katong, and beside it the grand Mindanao Gum Tree quietly overlooks the remains.

There’s a children’s playground around the park, but you can also take a leisurely stroll and look at its storied past on heritage boards. Plus, it’s just a stone’s throw away from the East Coast Park.

How to get there:

The Katong Park MRT station on the Thomson-East Coast Line will open before the end of 2024. Otherwise, you can take buses 30 and 158 from Mountbatten MRT Exit B. Get off at Opp Fort Gardens, walk south along Fort Road, and turn left at Meyer Road. The park will be at your right.

Humble Beginnings

Believe it or not, the main thoroughfare we know and love had already been cut in the 1830s. Back then, the area was filled with nutmeg, gambier, pepper, and fruit plantations. Another claim to its mainsake is that a Dr. Jun tending his garden and plantation at the corner of today’s Scotts Road and Orchard Road.

After World War 2, the Orchard Road that we know began to take shape. Ngee Ann building was completed in 1957. A year later, the C.K. Tang department store with its signature pagoda-like roof opened its doors.

3. Diplomatic Clause

Getting Around

If you haven’t known by now, you will very soon. Singapore’s public transportation system is world-renowned; cosmopolitans across the world has copied. There are bus stops everywhere you go. With the latest Thomson-East Coast Line, the MRT system now covers 130 local stations.

Not to mention, some of those stations have direct access to universities. For example, the National University of Singapore is near Kent Ridge MRT. Singapore Management University is near Bencoolen MRT and Bras Basah MRT, as with Nanyang Academy of Fine Arts. Singapore Apartment Rental Prices in 2024: When will Singapore rental prices drop?

What's after the Soft Landing?

The heated rental market in Singapore is showing some signs of cooling. The first inkling of a softer rental market can already be seen earlier in August this year, where private residential rents rose 2.8% in the second quarter of 2023. In September, the increase in the Singapore HDB rental prices was the lowest in almost 2 years. Now, with the latest figures from the Urban Redevelopment Authority (URA), the average rental prices in Singapore have softened further. As we head into the last quarter of 2023 and 2024, how will rental costs fare?

Rent in Singapore Now

In the 3rd Quarter of 2023, residential rent increases have moderated across the different types of housing in Singapore. The rental rates in the Outside of Central Region (OCR) slowed to 1.3%, compared to the 2.9% increase in the previous quarter. Meanwhile, rental rates in the Rest of Central Region dipped only slightly, increasing by 1.9% compared with the 2.0% increase the previous quarter. Only private housing rents in the Core Central Region (CCR) decreased, where prices dipped by 1.7% in the current quarter.

While uncertainties in the global economy and geopolitical instability can dampen demand for private accommodation rentals in Singapore, we think the upcoming supply within the local real estate market is behind the cooling influence on rents in Singapore’s housing market.

Fresh Supply Softens High Rents

As developers rush to complete projects delayed by COVID-19, the last quarter saw 9,013 completed private residential units, including Executive Condominiums (EC). There were mega condominium projects coming into the market, such as Treasure At Tampines (2,203 units) and Normanton Park (1,862 units).

It’s a record high for quarterly supply completion since the 2nd Quarter of 2016. Just get a proper perspective on how all the new private residential properties can strengthen the downward pressure on median rents. The first three quarters of 2023 saw 17,199 private apartments coming into the market—more than triple for the same period in 2022.

And more are on the way. According to the URA, there are 36,949 uncompleted private residential units (excluding ECs) in the pipeline with planning approvals, along with 4,902 uncompleted EC units. With that, there are a total of 41,851 approved units in the pipeline.

New HDBs on The Block

There are new apartment rentals in the public housing supply coming into the fore as well. There are 15,550 units completed in 2018, so they’re ending their Minimum Occupation Period in 2023. While not all of them are converted into rental units, we surmise that a sizeable amount of bedroom rentals or whole unit rentals will come into the market.

Not only that, the new residential projects by the Housing Development Board (HDB) reaching completion after delays brought on by the pandemic. So people who were waiting to move into their new homes can do so now, freeing up more supply in the market.

This has already increased vacancy rates in private properties across Singapore. The vacancy rates for completed private residential properties in the CCR, RCR, and OCR at the end of the 3rd Quarter of 2023 were 10.0%, 9.3%, and 7.3% respectively. This is compared to the vacancy rates of 7.9%, 7.9%, and 4.6% in the previous quarter. As a whole, vacancy rates for private residential properties rose (excluding ECs) to 8.4% at the end of the 3rd Quarter of 2023, from 6.3% in the quarter before.

Cautious Optimism for Tenants

Things might be looking up for tenants, even as median rents remain elevated compared to pre-COVID periods. That said, the average cost of renting in Singapore has tapered off its sharp increases in the two years after COVID-19.

Property agencies have posited that market rental rates may remain tepid. A Knight Frank spokesperson predicts monthly rentals will move between gaining or losing 1% in the following quarters. Meanwhile, another at CBRE thinks that accommodation costs may ease instead.

What Tenants Can Do Now

Don’t find the core Central district because that’s where all the touristic districts and central entertainment districts like River Valley, Orchard Road, City Hall, and Raffles Place are. There are fast-gentrifying areas that are facing increasing rents as well. These premium neighbourhoods are often around the city fringe, such as Farrer Park, Pasir Panjang, Upper East Coast, and Potong Pasir. Those areas tend to have higher monthly rental rates, even if their rents have decreased in the 3rd Quarter of 2023. 

So if you’re a digital nomad who only needs to work from home, consider the suburbs away from the city centre, such as Pasir Ris, Boon Lay, Choa Chu Kang, Bukit Panjang, or Woodlands. You can find cheaper units and condo rents in those far-flung areas.

2. Aim for Shorter Leases, Only For Now

Perhaps you can consider getting a shorter-term lease for the time being. That said, not all property owners provide leases that are only 3 months, which is the legal requirement for rental contracts in Singapore. Then, if Singapore rental prices drop further, you can find a apartment rental.

If you don’t want to take the risk, aim for long-term leases—it’s the oldest trick in the book to manage monthly rents in the long term. If you’re staying in Singapore for a longer period, aim for 12-month leases or even 24-month leases. You might be able to shave off $200 off your Singapore home rental.

3. Find Entire Unit For Rent

If you’re staying abroad with a group of friends or colleagues, it may be wiser to find a whole unit for rent in Singapore. Studio apartments and one-room rentals tend to be more expensive than entire apartment units because you can divvy up the average rent with multiple people.

For example, a 3-bedroom apartment in The Florence Residences, a brand new condominium development, costs $4,800. So if there’s 3 of you renting the apartment, the split would go something like: $1,100 each for the common bedrooms, and $1,600 for the master bedroom. It’s much cheaper than renting a one-bedroom apartment with the same condo at $3,000.

But with the real estate market on a tear, and rental prices for rental rates at an all-time-high, it bears a re-thinking before you sign the lease and sink the deposit in for a studio for rent in Singapore, especially if you need more space. Some say that 250sqft of space is the minimum to ‘live in comfort’ for one person.

But 250sqft isn’t really much to work with, despite the plethora of space-saving tips for studio condo rentals. We think 300sqft is already snug. For those who only need privacy, forget it.

Like most things in life, it’s all about what you need. If you don’t really need the space, but still need the privacy, you should consider getting a one-bedroom rental unit in Singapore instead of a whole unit for rent in Singapore. After all, the lowest price you can get for a studio for rent in Singapore is around $2,200, while a one-bedroom rental goes from $900 to $1500. At the very least, you get to shave 20% to 30% off your monthly rental.

If you’re a business traveler or digital nomad staying long term, you’re better off with a one bedroom for rent too.  Hotel rooms are much more expensive.  Those would set you back by $200 to $600 per night, amounting to $6,000 to $18,000 a month.

For those needing extra space, consider it.

A whole 1-bedder unit is going to cost you extra. So if you can make do without a living room or a study area, a studio apartment would be perfect. And you still get your privacy since you’re not sharing any of the living spaces or working spaces with anyone else. Just imagine a place free of noisy shared spaces.

Also, if you’re lucky enough, you might just be able to get a studio apartment with kitchen for rent in Singapore. So you can still indulge in your favourite home-cooked meals with a proper, fully-equipped kitchen.

What’s Next for Studio Apartments in Singapore

But further down the road, you can expect to see roomier accommodation options for Singapore condo rentals and serviced apartments. The Urban Redevelopment Authority (URA) imposed new size restrictions on Singapore condos outside the Core Central Region in January 2019.

Previously, the maximum number of units allowed in a development was calculated by dividing the total Gross Floor Area (GFA) by 70 square metres. Now, developers have to divide by 85 square metres. In some areas, it goes up to 100 square metres. That, in essence, forces developers to build fewer units in a development, which theoretically means that developers should be building bigger apartments to maximise land use.

But it’ll be a while before those come into the market, because the new rules only apply for new development applications from 17 January 2019. Plus, new developments are only recently picking up construction, so new condos with larger studios will take a while more before they come into the market.
